Opening Comments
My last note was about the absurdity of the new movie Mission Impossible. The most opened links were the 41-year-old longevity doctor with a biological age of 24 and the breakfast foods of the healthiest living people.
I have eaten up a storm in NYC. I already reviewed Il Gattopardo and Nakazawa last week and Noz 17 today. I have also eaten at L’Indutrie, Santi, Portale, and Avra, with more reviews on the way.
My daughter Julia had her 18th birthday in NYC on Wednesday. I cannot believe my little girl is an adult. Wow, I am old. My friend Makoto and his wife Katy own Buttermilk Bake shop in Brooklyn and I asked them to make a cake for us. It was AMAZING. It came out stunning and was so moist. I am glad I left town or I would have been eating cake all day.
It seems as though I write about the Greyserman family golf accomplishments often and it is for good reason. Dean just won the Hochster Memorial at Quaker Ridge against a challenging field. I don’t know what they feed the boys in the Greyserman household, but it is working. Dean and Reed are playing in the Ike at their home course of Hamilton Farms. I won’t be surprised to see a nice showing. Oldest brother, Max, is competing in the elevated PGA Tour event, the Travelers this weekend where he is T14 going into the final round.

A crazy story about the “one clap” rule at a kindergarten graduation left parents livid. The confused and proud mom of a kindergartner went viral on social media after posting a video from her child’s graduation ceremony where parents were forced to withhold their applause — or most of it, anyway. In the confusing clip dubbed “dystopian” by viewers, attendees were compelled to conform to a strange standard, indeed — just one clap, singular, per graduate. Armchair critics couldn’t wait to comment on the awkward affair, made public by Angelica Pueblas. The video, which racked up over 5 million views, drew in remarks ranging from flabbergasted to flippant. The absurdity of the rule and the resulting one clap can be found in the link here.
Noz 17-Michelin Star Sushi in NYC
After last week’s meal of omakase at Nakazawa in the West Village, my son and I tried Noz 17. It too has a Michelin Star, and for good reason. It is also the sister restaurant of the two Michelin Star Noz on the Upper East Side. Noz 17 is a tiny restaurant with two sushi bars with seating for seven and seating for four people. Sitting in close proximity to the sushi chef made for a memorable evening even if there was a slight language barrier. The four seat sushi bar made for an intimate experience.
In short, Noz 17 is a remarkable restaurant that offers amazing omakase and service. The Noz 17 menu is $195/person for a 15-course meal, not including gratuity, while the Nakazawa chef special is $220 for 20 courses including gratuity. Although Nakazawa is better value, both are fantastic experiences worth a try if you like omakase and are willing to spend $200+ on a meal.
There is a strange randomness to the courses at Noz 17. This makes it a bit more exciting than some of the other high-end sushi restaurants. The first course was a strange glass of golden kiwi, tomato paste, and a host of other things that offered a remarkable texture and taste. I had never tried anything like it. Not my favorite course, but an interesting start. Then we had the gizzard which was beautiful and delicious. From there, it was the baby sea bream which is always a favorite of mine. Sitting at the bar, we were able to watch the chef meticulously prepare each course with a massive knife make precise incisions that resulted in works of art for every course.
The striped jack was up next and although not my favorite, was tender and tasty. The scallop was a work of art requiring numerous slices to make it open like a flower. I am not a huge fan of sea urchin yet ate the glass shrimp over urchin with trepidation. It was fantastic, as the urchin was spread under the shrimp and made for a delicious and tender bite.
The fried soft-shell crab was not only a thing of beauty, but it was crisp and memorable. The sauce was left and the chef added rice to make a 2nd dish out of it. The salmon and mackerel were all top notch and as you can see, made to perfection. The salmon literally melted in my mouth.
Although I prefer o-toro to chu-toro, I felt the tuna was good. The deep fried see eel had an amazing texture and taste with rice cooked to perfection.
The yellow striped butterfish was the most memorable dish of the evening. The chef cooked the fish for 30 seconds or so using hot coals on top of the fish. It was flavorful and tender. Definitely one of the best courses of the evening.
I had never tried crown melon. These small and succulent fruits are incredibly expensive. They can cost $200, and let me tell you it was the best fruit I ever tasted.
Overall, I loved Noz 17, but the price is full for a 15-course meal.

Markets have been weighed down by the Middle East developments and sky rocketing oil prices. However, on Friday, Fed’s Waller suggested he sees rate cuts soon, while Trump delayed the decision to strike Iran. These news items helped stocks to bounce before selling off in the afternoon on trade fears with the US potentially revoking waivers for some semiconductor companies. A Commerce Department official told Samsung Electronics, SK Hynix and Taiwan Semiconductor this week that it may cancel the waivers allowing U.S. chip-making technology into their Chinese factories, the Journal reported. For the week, the S&P 500 was about 0.2% lower. The 30-stock Dow eked out a 0.02% gain on the week, while the Nasdaq advanced 0.2%. On the week, the 10-year yield fell 5bps to 4.38% with the help from Waller’s comments on rate cuts. Oil was +1.5% on the week given Middle East tensions and closed at $74/barrel and is +18% on the month. However, post attacks I expect at least a temporary spike. Also of note, shipping prices for oil are skyrocketing as seen in the chart below.
I just thought this chart was interesting showing the top 10% of wealthy Americans account for 50% of spending today relative to 35% of spending in 1995.
This WSJ article outlines the troubles in Hollywood as many movies are being filmed elsewhere and also highlights how other locations such as Silicon Valley and Manhattan are losing dominance for their industries. Los Angeles County employment in motion picture and sound recording is down 10% since 2019, according to Labor Department data. The number of “shoot days” across all types of production, including feature films, television and commercials, fell for the third straight year in 2024, according to FilmLA, a nonprofit that coordinates film permitting in most of the county. California’s share of global projects fell to 18% in 2023 from 23% in 2021, FilmLA has found. Like finance in New York and tech in Silicon Valley, film in Los Angeles benefits from the economics of network effects. The top actors, lawyers, agents, studio executives and directors have to be here to work with each other. But New York and Silicon Valley are cautionary tales: in both, a prosperous top masks a shrinking middle. While Wall Street’s top executives, traders and investment bankers are still in New York, midtier jobs migrate to places with cheaper housing and lower taxes such as Denver, Miami and Dallas. The top tech firms such as Nvidia, Apple and HP are still in Silicon Valley, but they make their hardware elsewhere, predominantly Asia. One of my biggest contributors, Robert, sent me this chart regarding long-term capital gains taxes. Clearly, the WSJ article and this chart are partially related, and it can explain the declines in NYC, LA and Silicon Valley. I would never start a company in NY or CA unless I had to do it. Another good take from Apollo’s Torsten Slok on the declining quality of CPI data. To calculate CPI inflation, BLS teams collect about 90,000 price quotes every month covering 200 different item categories, and there are several hundred field collectors active across 75 urban areas. When data is not available, BLS staff typically develop estimates for approximately 10% of the cells in the CPI calculation. However, in May, the share of data in the CPI that is estimated increased to 30%, see chart below. In other words, almost a third of the prices going into the CPI at the moment are guesses based on other data collections in the CPI.
This is a list of the top 50 restaurants in the world. I was shocked to find only one from the United States: Atomix in Manhattan. Europe, Asia and Latin America are well represented. I am yet to try Atomix but based on the fact that it is the only name on the world top 50 from the US, I must give it a try despite the $395 price tag for 10 courses.
Tariffs
As I speak with more company management teams that manufacture abroad, the more convinced I am of the damage being done. Given the never-ending changes in tariff rules, it is impossible for these companies to make plans on where to manufacture items. They want to leave China - , but with so much uncertainty, is Vietnam, Cambodia, Malaysia, or India really the right move? Trump, make a decision and stay with it for more than 48 hours and then let our creative American companies make the proper arrangements to produce goods as efficiently as possible. And no, it will not be in America for almost all the goods. Just won’t happen. The chart below is from Torsten Slok from Apollo and shows the impact of tariff uncertainty on the economy.

This WSJ Opinion piece calls out the massive cover up as many Muslim men are accused of sexually assaulting predominately white children. The entire thing is disgusting and the cover-up only made matters worse.

Trump made the executive decision to bomb the hell out of Iran’s nuclear facilities. I thought two to three bunker busters were needed on Fordow. Trump used six to obliterate the nuclear facility. The world is far better off with Iran being eliminated as a nuclear country. The Middle East is safer. Israel is safer as is Europe and the USA. This link outlines the Iranian-back attacks on Americans since 1979. This list is long. I do not agree with all of Trump’s actions, but I am 100% supportive of what transpired in Iran with the USA taking out all three major nuclear facilities in Iran. Trump made it clear in his short speech for Iran to stand down. The Iranian capabilities have been largely demolished by Israel and the USA. However, the Iranians are claiming that the uranium stockpiles were moved out of the demolished facilities. I am not sure that is correct. Unlike other Presidents who make idol threats and do not follow through, Trump backed up his tough talk and made the challenging decision to take out Iran’s nuclear capabilities. Iran has funded terrorists for decades, attacked Israel and the US with countless terror attacks. Thank you, President Trump, for having the courage to act. The world is safer for your actions. I do fear sleeper cells but cannot fathom that Iran has much fight left after what has transpired in recent days. Now let’s hope for regime change. APs take on the bombing is here. There will be calls for impeachment of Trump for not going through Congress. Based on Iran’s actions and threats against the US and Isreal, I feel Trump’s actions were warranted. However, the US cannot get involved in a ground war in the Middle East. Interestingly, Israeli stocks were up post the attacks.

The largest single sale of national public land in modern history could be carried out as part of President Donald Trump's budget bill to help pay for his sweeping tax cuts. The Senate committee said that a lot of the land owned by the Bureau of Land Management and the U.S. Forest Service cannot be used for housing, and so by opening up portions of federal land for large-scale housing construction, they intend to solve the "housing crisis." The measure, which was included in the Senate Energy and Natural Resources Committee's version of the tax-and-spending legislation released last week, aims to generate revenue for tax cuts by auctioning off public lands in 11 Western states. The legislation mandates that the Bureau of Land Management (BLM) and U.S. Forest Service (USFS) sell more than 2 million acres over the next five years, with a total of 258 million acres now legally available for potential sale.
Oren Alexander and his wife sold their waterfront Miami Beach mansion for $51.5 million, as the disgraced broker sits in jail awaiting trial for federal sex trafficking charges. The Alexanders have been quietly shopping some of their properties for months after sources first told The Real Deal in February that patriarch Shlomy was showing Oren’s home. Oren, his twin brother Alon and their older brother Tal are being held at Metropolitan Detention Center in Brooklyn. They have all pleaded not guilty to the sex trafficking and related charges. Oren paid $10 million for the half-acre lot in 2020 and demolished the previous house, records show. High end properties remain in demand in Miami. This home struggled to sell given the news on the seller. Pre-pandemic, the highest price sold on Sunset Island was $24mm and this $51.5mm sale probably took place at a discount given the seller’s history.
Wyoming is attracting wealthy home buyers given no income tax and the permissibility of dynasty trusts. A dynasty trust "facilitates the transfer of wealth to future generations while minimizing taxes" for the future recipients of the wealth and can therefore help "enable long-term wealth growth," according to U.S. Bank. Other states such as South Dakota, Nevada and Delaware also have favorable terms for dynasty trusts. The real estate marketplace pegged the median asking price of Teton County, the county that encompasses Jackson Hole and parts of the Grand Teton and Yellowstone National Parks, at $2.95 million. Of the nearly 70 properties for sale in the county in May, 57 had an asking price of over $5 million. I love Wyoming and the best snowboarding days of my life were in Jackson Hole. However, R/E prices have sky-rocketed, and getting there is not easy absent flying private.
